A poor credit mortgage loan may seem more difficult to qualify for, but for those who have been through a divorce, bankruptcy, or temporary unemployment, it is not impossible. A lender will often ask questions about a person's background to determine if they are honest people who will make the monthly payments on time. Having a steady job and being able to show lender that credit cards are being paid off as well as other loans, a lender may agree to approve the mortgage loan.

Most poor credit mortgage loans are based on a higher interest rate than mortgage loans granted to those with good credit. Check to see what the state regulations are for determining the highest interest rate allowed and make sure your lender is abiding by them. All too often, people end up paying more money than they should just because their credit is poor.

The application process is the same when applying for a poor credit mortgage loan. Credit history, employment history, additional income, cost of living, and the amount of time requested to pay off the loan are all considerations for approval or denial.

Being honest with lenders is the best to approach the questions that will be asked during the interview process. Lenders will take into consideration past tragedies and may approve a loan. A person's credit history is not the only criteria for judgment. Having been employed in the same place for an extended period of time is a bonus that will help a person get their loan. Paying other loans on time is also a positive. Visit a legitimate lender that will run a credit check. If the lender says they do not need one, walk away. Chances are they also asked for a processing fee of one or two hundred dollars. People have been robbed of money many times this way. A genuine lender will ask for a credit report, ask questions about finances, and determine is the loan will be approved.
