Another factor to consider is what types of closing costs the homeowner will have to pay for either type of transaction. With refinances, there are mortgage companies which offer valuable incentives such as low or no closing costs for refinancing their mortgage with the company. This is a way to entice individuals to bring their business over to the company. On the other hand, one who obtains a second mortgage may have to pay closing costs to the mortgage company similar to that of a first mortgage closing. One who chooses to refinance may be able to save some money on closing costs in the long run.

It is wise to mention that both are wonderful options for the homeowner to consider when looking to acquire some extra money to have on hand.
